I asked this question in a recent Team Meeting at Keller Williams Realty St. Pete with Marcus Martin from Showhomes. It is funny because we focus on the sellers needs and the seller usually wants to discuss the points above. Who/what should be the primary focus? THE BUYER! What does the buyer want? How much will the buyer be willing to pay? What is going to attrack a buyer?

If we alter our way of thinking and ask ourselves these questions when listing a home for sale, we might have a more successful sales experience. Ultimately the buyer does not care what the seller needs/wants out of the house. And for that matter, neither does the appraiser or lender.

Staging companies, such as Showhomes, understands what attracts buyers!

Staging is an increasingly important component as shown below from KW Research. Even with all of the commonly accepted advantages of staging, only about 1 in 3 sellers stage their home.

  • The average increase in list-to-sell in stages homes: 1.07%
  • The average cost of staging: $250
  • Potential benefit based on a $200,000 home: $3150

The Internet is one of the main sources of information buyers use during the home search process, and staging is key to showing the home at its best online.

Rooms that sellers stage most often:

  1.  Living Room: 73%Showhomes
  2.  Kitchen: 64%
  3.  Master Bedroom: 58%
  4.  Dining Room: 49%
  5.  Master Bath: 45%
  6.  All Rooms: 37%
  7.  Office: 16%

The cost of staging is minimal compared to the benefits: more showings and ultimately a higher percentage of asking price.

Monday, May 23, is our weekly Team Meeting starting at noon. This week we will update you from our Associate Leadership Council meeting and committee information for upcoming events and ideas. You don’t want to miss an opportunity to pitch your new and upcoming listings to the office. It is a great way to sell your properties quickly!

Tuesday is Lunch & Learn from 11-1 and it is a mandatory meeting if you want to work ‘floor’ in the upcoming months. This is the second and final class for you to take. Last week we discussed downtown condos and real estate, named all of the Beach Drive condos plus average price range. It was such a great dialogue and I hope you will come for no other reason but to learn about our exciting St. Petersburg real estate market!

Tech Wednesday, May 25th is paperless training. Pete has scheduled training with individuals. Due to MCA leadership day he needs to move this a day early to Tuesday May 24th. Please call Pete to schedule your paperless training if you have not already done so.

Thursday, May 26th – BOLD is back. Are you ready? Don’t forget to do your homework, make your contacts and bring your contracts! Let’s paint the town red with your real estate signs!

Friday, May 27th is a busy day with Group Coach from 11-12 and Contract class from 2-3. This Friday we are reviewing the Exclusive Right listing agreement. Don’t miss it even if you already know all the ins and outs. It is a great opportunity to learn more and share knowledge with others!


Don’t forget Monday, May 30th is MEMORIAL DAY and the office will be closed in celebration of the men and women who serve our Great Nation!

Next Tuesday, May 31st, our Lunch & Learn will be all about your agent Brand! This is a fun class to help you identify your Brand and marketing strategies to help you reach your sales goals.

Today Rex and Yvette Gaugh will be teaching our Tech hour Wednesday class. This is a fun class where you can learn about having your own customized email signature and how it can enhance your real estate business!

The email signature is from and it is so easy to use! Here is a little additional information about the product and how it can enhance your business!

Simple Customization –  an easy to use design tool gives you full control over your signature. You can add and remove lines of text, change the fonts, colors, size and more. Thursday, May 19th is we will have our Associate Leadership Council meeting from 9:00 til 10:30. Everyone is invited to attend and observe how unique Keller Williams truly is as your fellow agents discuss and make decisions regarding the management of our office.

RED Day 2011 is May 12, 2011


RED Day (Renew, Energize and Donate) is our initiative dedicated to celebrating Keller Williams Realty’s year-round commitment to improving our local communities.  Each year, on the second Thursday in May, tens of thousands of associates from across the United States and Canada participate in a wide range of projects, devoting our time to renewing and energizing aspects of the neighborhoods in which we serve. 

Recognizing her leadership in guiding the culture of our company, RED Day is held in honor of Mo Anderson, vice chairman of the board, Keller Williams Realty. 

Our vision for this day is that all Keller Williams associates will actively engage in a coordinated effort to improve their local community. Activities run the gamut, including rehabbing a house, cleaning up a local trail, or providing food for the homeless or any service related activity needed in your community.

 This year our Keller Williams Realty St. Petersburg office is volunteering at Fort De Soto, the largest park in Pinellas County. The park has 1,136 acres with over 7 miles of beaches and consist of 5 interconnected islands. The park is home to over 290 species of birds, a camp ground, dog park and picnic shelters. Monday, May 2, is our Team Meeting from 12-1. We will discuss policy changes in real estate, upcoming classes and events, new listings, price changes, open houses, marketing opportunities and buyer’s needs. Tuesday, May 3, is Lunch-n-Learn Tuesday from 11-1. This week Lola Walker is bringing you a great class of ‘Bulletproofing Your Transactions’. In today’s real estate industry contracts fall apart every day. This great class will give you tips and ideas for consulting with your buyers and sellers, mortgage, title and inspectors in order to create contracts that close!

 Wednesday, May 4, is Tech Wednesday and we are checking out eEdge Marketing and what tools are available for you to market your business and your listings. Take an hour out of your day and build some marketing materials from eEdge
on Wednesday from 2-3 pm.

Thursday, May 5, is the 3rd step to BOLD! This past week the Realtors at BOLD generated over 200 referrals for their real estate business! WOW! We have a great group attending BOLD and they are truly showing great leadership, initiative, and focus.

Friday, May 6 is Contract Friday and this week we are studying the FR/BR-1 sales contract from 2-3. Don’t miss it! We always learn something new and share great learning experiences. On Friday we also have these other great events:

  • Group Coach (time has moved) 11-12
  • Finance Committee Meeting from 1-2
  • First Friday Happy Hour (our favorite event of the month) will be at Z Grille on Friday May 6th starting at 5:00
