Wow! What is going on in this new KW St. Pete office?

On Friday, August 19 we will have a BUSY day in the office.
Let’s get started with Group Coach at 11:00. This great session helps us stay
on track with our individual business goals. Please bring your 4-1-1 and come
share ideas and thoughts!

At 1:00 is the Finance Committee Meeting. Everyone is
invited to attend and see how we run the office. This is a great opportunity
for you to also learn how to read a Balance Sheet and Profit & Loss
statement

Don’t miss Contract Class at 2:00. We will cover the ‘General
Repair Items’ from the Florida Realtor/Florida Bar – 1 contract. Everyone
should attend contract class!

On Monday August 22, 2011 is the First Day of Pinellas
County public schools
so watch out for your school zones on the way into the
office! And make sure to be here for the Team Meeting. Carmen from SunKetch
Townhomes will be here and she is bringing LUNCH! This is also our one time a
week we get together to let you know what is going on in the office and share
information. Please plan to attend the team meeting at 12:00. BTW – the AC has
been fixed in the training room so it should be comfortably coolJ

Seller’s Property Disclosure

There has been a lot of discussion about compliance lately.

  • On Thursday the Errors and Omissions company taught a class regarding your E & O coverage.
  • Contract Friday we discussed contract compliance and what is required for listing and contract packages.
  • At the Team Meeting on Monday we discussed the seller’s property disclosure.

A discussion came up about owner/investors who remodel homes and mark through the disclosure claiming ‘never occupied the property. Nothing to disclose’. As realtors we have all seen this type of disclosure. A comment was made  at the Team Meeting that an owner/investor does not have to complete the seller’s property disclosure if he/she has never occupied the property. However, this statement is incorrect.

According to www.floridarealtors.org “A seller isn’t required to fill out a seller’s disclosure statement regardless of whether
the seller occupied the property or not. However, pursuant to the Florida
Supreme Court case Johnson vs. Davis, a seller is required to disclose known
facts that materially affect the value of the property that are not known and
readily observable to the buyer. That disclosure requirement exists whether or
not the seller occupied the property.
